Residential roofing

Other than storm damage, the age of your roof is usually the major factor in determining when to replace it. As you may know, the average life expectancy of a typical asphalt shingle roof is 15-20 years. There are some roofing systems that provide 50-100 years of service life. We install all types of residential roofing including asphalt shingles, clay and concrete tile, metal, slate, synthetic, composite, flat, and coatings.

Commercial roofing

Most commercial, industrial, and apartment buildings have flat or slightly sloping roofs. Some roofers work on both types; others specialize. While we currently do not install new commercial roofing, we do service and repair them. Most flat roofs are covered with several layers of material called plies. An increasing number of flat roofs are covered with a single-ply membrane of waterproof rubber or thermoplastic compounds. Large rolls are rolled out overlapping each other. Adhesives or mechanical fasteners are used to secure the roofing material to the decking. While choosing a durable roofing material is important, the most important thing to a long lasting roof is proper drainage off the roof. Even the most expensive roof will eventually fail if water is allowed to pool or pond. Pooling is caused by low spots on a roof that can’t properly shed the water. This condition eventually leads to a premature deterioration to that area.

Regular roof inspections are very important to the proper function of any home or building. We provide honest roof assessments and include and a complete roof report with photos. Visual roof inspections allow us to identify damage, deficiencies, or failing roof components before they can cause a problem. Water intrusion at the roof level can cause serious and costly damages to the structure and interior of the home. Slow leaks can go un-noticed for months or even years. Roof Maintenance

Regular maintenance is recommend and necessary if the roofing system is to reach is maximum expected life. The average life expectancy of a typical residential roof is 15 to 20 years in Colorado. Cleaning gutters/downspouts and removing debris, sealing nail holes, re sealing loose shingles, replacing damaged shingles, and replace broken tiles are all common preventative  maintenance. Water damage to a home’s interior or overhangs is commonly caused by leaks from a single damaged part of the roof, poorly installed flashing, or from around chimneys and skylights. These problems do not necessarily mean you need a new roof. If your roof is in overall good condition it may only require some maintenance or repair.

Roofing Repairs

Most roofs can last 15-20 years under normal conditions, however repairs may be needed. An isolated leak usually can be repaired. Gutter, Soffit and Fascia

Gutters are intended to redirect roof water run-off away from the foundation. Gutters prevent water intrusion, which can lead to mold and cracks in concrete foundations. By directing water away from the house, you considerably reduce the chance of problems cause by moisture at the foundation… It is important to maintain your gutters/downspouts as to prevent overflow. Gutters should be cleaned and inspected at least once a year. We recommend inspecting in the spring and early fall.

Soffit is a usually made of wood, metal or vinyl. It is installed under the outside edge of the roof and will usually have small holes or perforations for venting.  It protects, it also stops insects on their way to infesting the attic.  Aesthetically, soffit puts a great finishing touch to the roof but its most important function though is ventilation. This kind of system is actually an air intake for maintaining a suitable temperature in the attic. It works with other roof vents like ridge vents or turtle vents on top of the roof to prevent moisture buildup. Mold is therefore very unlikely to grow. Additionally, the air circulation that it creates helps prevent the formation of icicles over the edge of the roof.

Although the fascia and soffit are complementary, they have different functions. The fascia is the long piece of horizontal trim usually made of wood or aluminum. It covers and protects the rafter ends around the perimeter of the roof. While it does protect from moisture intrusion, it also gives the home a more appealing and finished look.

These three systems are complementary and contribute to the added protection of your roof, home, and foundation. Their installation is relatively easy and low-cost.

Roof/Attic Ventilation

One of the most common problems on residential roofs is the lack of attic ventilation. Most homeowners do not think about or understand the full meaning and benefits of proper attic ventilation. Proper ventilation is vital to the health and wellbeing of every home, and its occupants. Without adequate ventilation, a home will encounter problems such as rapid shingle deterioration, mold build-up throughout the attic, wood rot, delaminating sheathing, mildew, peeling exterior paint, rusty nails, energy losses, and many other problems that are often the direct result of inadequate attic ventilation. Every roof we inspect is evaluated for adequate and proper ventilation. Adding more ventilation can be done without damaging the existing roof in most cases.

Skylight Installation/Repair

Skylights and solar tubes are both great ways to bring natural light into a room or dark hallway. They can also be useful in venting a home. A well designed and installed roof will often times out last the components installed with it. Skylights are no exception.  Skylights often only hold a 5-10 year warranty. It is relatively easy and inexpensive to replace old curb mounted plastic bubble skylights with energy efficient impact resistant glass skylights.
